Garage Rebuild


Clients Visions

The clients approached us as we were building a large wraparound extension in there street and asked if we could call around for a survey as they were thinking of rebuilding there existing garage and turning it into an office/art studio.So we arranged a survey with the client and advised them that they would not need planning permission as this was already an existing building to the back garden the client was very happy as they did not need to go to the cost of planning permission and meant they could start it straight away.


The Rebuild

The clients wanted to rebuild the garage with cavity walls and insulation they also wanted to install 3 large upvc windows and a door so when they would be painting they would get lots of light coming in.as you can see we had to be extremely careful as there was a power line for the metro behind the garage.There were also access problems for digging machinery so this had to be taken down and all the trenches dough out by hand ready for the foundations.

The client contacted us after we were recommended to them so we arranged a survey to see what it was they were wanting us to estimate.It was at this stage the client informed us they had already had plans drawn up and planning permission granted.We said to the client that was fine we could give them an estimate based on the plans they had supplied.The clients wanted structural work carried out and a boiler relocated and 1 upvc door and 1 window to the rear of there garage.


The Rebuild

We had to first relocate the boiler so we could take down the existing roller shutter door to the rear of the garage.We then had to excavate a small trench ready for the foundations to then build the brick and block cavity wall ready for the window and door.As you can see this was not one of our more complex constructions but we still had to make sure we supported the house correctly as we were installing large universal beams.
