Clients Visions

The clients contacted us to say we had been recommended to them and could we arrange for a survey to be carried out.So we called around to discuss what the clients were wanting it was at this stage that the client informed us to say they had already had some plans drawn up and approved from the local authority.we said that was not a problem and we could give them a estimate based on the plans they have supplied.They were wanting a wraparound 1st floor extension with a downstairs toilet.

 

The Extensions

We had arranged with the clients to start the contract just before they were due to go on holiday as we had picked up on the initial survey that there existing kitchen would have to be taken down.As you can see we also had to take down the car port to get the excavating machinery to the back of the property to demolish the existing kitchen.As the build went on we informed the client rather reluctantly as they were on holiday the progress of the work.As this was a garage,kitchen,dinning,downstairs toilet extensions we also had to keep both neighbours informed due to the party wall act.

Garage Extension

The client contacted us and wanted to know if we could come up with a design for their garage.As we are a design and build company we were able to take on board what the clients were wanting to achieve.So we got our architect and structural engineer to come up with a design and structural calculations for local authority approval.The whole process was around 12 weeks for the design and structural engineers calculations to be granted planning permission from the local authority.

 

The Extension

The client had an existing garage to the rear of the property which we had converted into there kitchen space.As you can see they had a car port in front of there existing garage there was also old brick out houses.We removed the rotten timber car port and the brick out houses ready for the foundations to be excavated.We also had to gain permission from the adjoining neighbour
to access there garden as the rear of the garage extension formed part of the boundary wall.The client wanted as much light in the garage as possible as you can see this was achieved by installing 4 large velux windows and 1 smaller velux window to the rear of the garage extension.We also renewed all the under ground drainage and installed a new inspection chamber.We also installed hot and cold plumbing facilities so when out walking the dogs they can come in through the garage get washed take of there boots and go through the fire door in to there new kitchen we designed and built.

The client contacted us and wanted to know if we could come up with a design for their kitchen. As we are a design and build company we were able to take on board what the client was wanting to achieve. So we got our architect and structural engineer to come up with a design and structural calculations for local authority approval.

 

Kitchen Refurbishment

As you can see this was not just the run of the mill replace a few kitchen units. This was major structural re-design of the existing kitchen and incorporating the existing garage adjoining the house. We had to be extremely careful when removing the original chimney breast wall as there were gas and electrical supplies boxed in down the side of the chimney breast. Once we had all the props in place holding the 1st floor and the chimney breast up we were able to get the 4 universal beams lifted into place and bolted together ready for the local authority building inspector.

 

Problems We Overcome

Whilst the kitchen was being refurbished we found that the existing timber floor boards and joists were rotten. We advised the client to inspect the floor boards and joists themselves. The client then asked us to remove and renew this section of floor. As we were carrying out this work we discovered the sleeper walls were virtually none existent “this is what supports the floor” so we rebuilt these in strong concrete block. During the time this was being carried out the client asked if it would be possible to have underfloor heating that would give out as much heat as the radiators so they could have more wall space. We got straight onto our suppliers Myson and advised the client what we would have to do to achieve this for them. As you can see we managed to design this for them and have it fitted and tested before the natural stone floor tiles were fitted.
